Is the Golden Visa citizenship? Let's explain the limits of the process too

The Golden Visa is a long-term right of residence; it doesn't give a passport. We set out side by side what it gives and what it doesn't.

The most exaggerated sentence in the market on this topic is: "Buy property, become a citizen." It isn't true. The Golden Visa is a long-term residence right and does not grant UAE citizenship.

What it gives

  • A 10-year residence right; renewed for as long as you own the property.
  • An Emirates ID and the everyday transactions linked to it: bank account, utilities, car, school registration.
  • Family link: dependent residence for your spouse, children and, under certain conditions, parents.
  • No dependence on a sponsor: your residency rests not on an employer but on your property.
  • Flexibility entering and leaving the country — a more relaxed framework for long stays abroad than earlier visa types.

What it doesn't give

  • It does not grant citizenship or a passport. UAE citizenship is a separate and very narrow process.
  • It doesn't automatically change your tax residency. Your obligations in your home country follow their own rules; we recommend working with your tax adviser on this.
  • It is not a permanent right: if ownership meeting the threshold ends, the basis ends too.
  • It doesn't set up a work permit on its own: setting up a company or working in the UAE follows separate procedures.
  • It doesn't give the right to enter Schengen or any other country.

Explaining the limits of the process is part of our job. An adviser who describes a right as bigger than it is is an adviser who won't be there when the first problem comes.

Renewal and the link to ownership

Residency is renewed every 10 years, and the basis for renewal is continued ownership. If you plan to sell the property, you need to discuss before the sale how continuity will be set up with another property that meets the threshold. This planning is done not at the time of sale but at the time of purchase.

Why we don't credit the "passport" story

The exaggerated story on this topic has a cost: a property bought on a wrong expectation stays on your hands when the expectation isn't met. An adviser's job is not to inflate the product but to set up the decision correctly. The Golden Visa is a strong right — strong even without citizenship. It doesn't need anyone to say more than it is.

The practical test is this: when a right is described to you, are its limits described too? If not, there is a gap inside that story you can't see.

Not to be confused with other residency routes

The Golden Visa is not obtained only through property investment; there are separate categories for investment, entrepreneurship, expertise and some professional groups, and each has its own threshold, its own document set and its own duration. Most of the "Golden Visa requirements" lists circulating online mix these categories up. We only explain the property investment route — the other categories are not our area of expertise and we don't comment on them.

And one more thing: residency is not a reason to invest

The right of residence is a side benefit. If the investment itself doesn't stand up — its yield can't be defended, its service charge is unknown, its handover risk is high — residency doesn't make it a good investment. The reverse is true too: a good investment that also meets the threshold brings both gains together.

Warning: be careful with projects marketed as "Golden Visa guaranteed". Residency is granted not by a project but by ownership that meets the threshold and government approval. No seller can guarantee residency — and neither do we.

Order of decisions: goal first, then property

Most investors who come with a Golden Visa goal look straight for "a property above the threshold". We reverse the order: first we clarify what residency is for, for you — children's education, setting up a business, moving to the region, or just investment — then we look for the property that fits this goal and whose yield can also be defended. A portfolio that meets both conditions at once is narrow, but it exists.
