What is off-plan
property?

You buy from a project that has not been handed over yet, while construction is under way. First we explain how it works; our portfolio is right below.

Off-plan properties are properties that have not yet been handed over and are usually bought directly from the developer. They can be at any construction stage, from planning to handover.

Payments are spread over the construction schedule: typically a 5-20% down payment, then interest-free instalments during construction, with the remaining balance paid at handover.

The items on top of the list price are clear: the 4% DLD transfer fee plus Oqood registration and admin fees (about 0.5%). No commission is charged on off-plan — this is where it differs from resale. The full breakdown is on the Total Cost page.

Cards show the starting price and handover date; net yield is not shown on the card because it cannot be calculated correctly without the service charge schedule — we explain why at the bottom of the page.

Why is yield not shown on the card? Net yield cannot be calculated correctly without the project's service charge schedule, and service charges vary by unit and handover year.
