The buying process

Buying a ready property works differently from off-plan — the seller, where relevant the developer, and the land department are all involved. We run every step on your behalf.

Researching the marketTogether

We clarify which property type you are looking for, and in which area. Budget, rental yield expectations and intended use are discussed at this step.

Working with a licensed adviser2% commission

For a ready property purchase the market standard is a 2% advisory commission; we give this in writing from the start. Our RERA licence number (RERA no: 49288) appears in every contract.

Confirming financing1-3 weeks

Cash purchase or mortgage. If a mortgage is used, pre-approval is obtained from the bank; so your budget is fixed by the offer stage.

Seeing the property on site1-2 days

The apartment's condition, view, shared areas and building management are assessed on site. If you are not in Dubai, we do a video tour.

Legal reviewHandled by us

The title record, any mortgage or restriction on it, service charge arrears and building management records are checked. Risks are assessed together.

Agreeing price and termsVaries

Price, transfer date and the condition in which the property will be handed over (furnished/unfurnished) are agreed with the seller. We negotiate on your behalf.

Memorandum of understandingMOU · Form F

The parties sign the memorandum of understanding (MOU) and the buyer usually pays a 10% deposit. The contract is registered in the Dubai Land Department system.

No-objection certificateNOC · 5-14 days

A no-objection certificate (NOC) is obtained from the developer or building management. For a ready property it shows there are no service charge or similar arrears; for an off-plan property it shows payments are up to date and the transfer is possible.

Registration at the land departmentDLD · 4% fee

The transfer takes place at the Dubai Land Department. The 4% transfer fee and admin charges are paid at this step — we include the amounts in your calculation from the start.

Title transferSame day

The title deed is issued in your name. Then utility accounts (DEWA) are transferred — when you let the property, the account moves to the tenant's name and the tenant pays the bills. If you wish, we also take on letting and property management.
