The most common barrier to buying property abroad is not money but time:
travel, paperwork and follow-up. In Dubai, all of these steps can be handled remotely through the land department's digital
infrastructure — on an off-plan purchase you can even run the process yourself.
This guide explains, step by step, which task is done on whose behalf.
Do you need to be there in person?
The whole purchase can be handled remotely. If you apply for a Golden Visa, the only exception is the medical test and biometrics — these take place in Dubai.

Do not give a power of attorney unless it is needed. Off-plan purchases need no power of attorney; the process
runs through the developer's digital system and Oqood registration. A power of attorney is only needed
for resale (ready property) purchases, when you cannot attend the title transfer
in person — and even then, keep its scope limited to one property and defined transactions.
Who manages the property?
After handover, letting, tenant relations, maintenance and service charge follow-up are handed to a licensed property
management company. Your part is to follow the reports and the income.
Long-term letting. The contract is registered electronically through the Dubai government's
Ejari system; registration protects both tenant and landlord.
Rent is usually annual, collected upfront or in a few cheques.
Short-term letting. The apartment is furnished and let daily/weekly through an operator licensed by
Dubai's Department of Economy and Tourism (DET). It can lift gross yield;
cleaning, laundry, platform commission and vacancy costs are significant.
Maintenance and service charges. The annual service charge is paid to building management; the management company handles
payment and maintenance requests on your behalf. The risk of service charge increases directly affects
net yield — we model it separately in our projections.
The weak point of a remote investment is not the property but who manages it on your behalf.
How does money go out and rent come in?
Payments are made by bank transfer directly to the developer's DLD-approved escrow account.
A request for cash or a transfer to a personal account is a warning sign. On the rental side,
collection is done through the management company and paid into your UAE account; from there it can be wired
to your home country.
There is no personal income tax on rental income in the UAE; nor is capital gains
tax or inheritance tax applied on a sale. We recommend reviewing your position in your country of tax residence
with your own tax adviser — we do not provide tax
advice.
The UAE dirham is pegged to the US dollar. In practice, this means your rental income and property
value stay measurable in dollar terms rather than building up in a currency exposed to
swings.
What does a remote process look like?
1. Criteria call. Budget, goal (rental income, residency or both) and
time horizon are defined. The call is scheduled at a time that suits you.
2. Shortlist. Projects matching your criteria are sent, each with its all-inclusive net yield
rationale. If no suitable option comes out, we tell you that too.
3. Reservation. Once you choose, the contract and payment schedule are completed by e-signature
and the down payment goes to escrow.
4. Registration. The title deed or Oqood is registered with the DLD; documents are sent to you
digitally.
5. Handover and letting. At handover, utilities are connected, the property goes to the management company
and an Ejari-registered tenancy is signed.
Purchases typically complete within a few weeks; when documents need translation
and attestation, it can take longer.

Questions about this guide
Isn't it risky to buy a property without seeing it?
You don't have to buy unseen: we review the property remotely through its location on the model, a video tour of the show apartment if there is one, the floor plan, a sample sales agreement and comparable sales data. For ready properties an independent survey can also be requested. We look at every property objectively, with all its strengths and weaknesses.
If a power of attorney is needed, how do I set it up?
Do not give a power of attorney unless it is needed. Off-plan purchases need no power of attorney; the process
runs through the developer's digital system and Oqood registration. A power of attorney is only needed
for resale (ready property) purchases, when you cannot attend the title transfer
in person.
When needed, you can grant one quickly by connecting online
to a UAE notary. We recommend limiting the text to one property and defined
transactions.
Do I need to open a UAE bank account?
Not for an off-plan purchase; payments can be wired from abroad to the escrow account.
For regular rent collection an account makes things easier in practice, and we guide you
through it.
What happens if no tenant is found?
The management company handles marketing and finding a tenant; empty periods are a real
cost and are modelled as a vacancy allowance in our projections.
How much does property management cost?
Usually a percentage of annual rent, varying by company. In our net yield
calculation this fee is deducted as an expense.
