Why 1-beds and studios?

In areas like JVC, 1-bed apartments have the highest gross rental yield and tenants are easy to find. The service charge is also low compared with a larger apartment — together, these keep net yield after service charges at its most defensible level.

Gross yield 8.5%; after expenses the exact figure is 7.3%. This scenario describes not the JVC average but a specific 1-bed around AED 1,100,000; the area as a whole includes studios, so the average rent is lower. We show a band on screen because occupancy and service charges vary. About AED 6,700 a month in net rental income. Yield is calculated on the list price; on the total cost including fees it is 7.0%. Rental income is not taxed in the UAE; consult your tax adviser about your obligations in your country of tax residence.

When several units are bought, a Dubai property is often not just a rental investment on its own; it is part of decisions about hedging currency risk, diversifying a portfolio and a regional operating base.

The fixed exchange rate advantage

The UAE dirham is pegged to the US dollar. This means this part of your portfolio effectively stays dollar-based — swings in a local currency don't erode its value.

Residency and operations

Every property investor can apply for a 2-year residence permit; once the AED 2 million threshold is passed, the 10-year Golden Visa applies. Residency also makes opening a UAE bank account and setting up a company easier. For corporate structuring, we recommend getting independent legal and accounting advice.

The exact figure for this scenario is 6.6%; because area, service charge and occupancy move the band, we show it as a range. In Business Bay service charges are high and gross yield is lower than in JVC; in return, liquidity and the corporate tenant profile are strong. The Golden Visa threshold is met at this amount.
