Service charges are usually discussed as an area average — "the service charge in JVC is this much".
But looking building by building shows how much service charges can vary even within the same area;
what decides is often not the area but the building itself.
Eight buildings, one question
We took four apartment and four villa examples from the building-by-building comparison Property Finder published in June 2026
— all their own data, in AED/sqft.
Two things stand out. First: a "luxury" label doesn't guarantee the service charge —
KG Tower in Dubai Marina (12.04) charges less than Binghatti Corner in JVC (17.05),
which is in the "affordable" category. Second: the apartment-versus-villa
difference matters more than area or segment — even the most expensive villa example (Palm Jumeirah,
9.00) sits below the cheapest apartment example (Dubai Marina, 12.04).
Why apartments pay higher service charges than villas
Property Finder's own explanation is clear: apartment communities have shared facilities
— pool, gym, security, lifts, lobby — and maintaining these costs more than for individual
villas. In villas this shared-facility load is much smaller or absent;
the service charge mostly covers only site security and landscaping.
Overall, service charges in Dubai range from AED 3 to AED 30/sqft; the eight examples above
include both the low and the high end of that range.
A service charge figure is read from the building's own structure, not from the area.
The right question
"How many AED is the service charge in this area?" is incomplete on its own. The right question is: which shared facilities
does this building itself have, and how is their maintenance cost passed on, and to whom?
Limits
The eight figures above are specific building examples; another project in the same area may apply a different
schedule. A single building's service charge can move away from the area average.
